BPM'S FINALS WEEK TIPS!

Here are seven study suggestions to help you through Finals Week and reduce your stress level.

1.  Make a Study Plan

Your study schedule ought to assist you in distributing your study time, preparing for each class, and avoiding staying up late. According to certain research, studying at smaller intervals can be more productive than jam-packing the night before a test.

2.  Make To-Do Lists

Students who make to-do lists are better able to focus. Prioritize your learning by writing down your to-do list according to due dates. To help you remember what has to be done, when creating your to-do list, try creating a shorter daily list the night before and maintaining a longer weekly list that includes everything you need to do for a particular class, or even all of your classes.

3.  Eliminate Distractions

Consider the less obvious sources of distraction that are all around you, such as your social media feed, study partner, pet, or roommate. It can be necessary for you to study in a peaceful area. Alternatively, if you require some background noise, think about setting up a fan or making a playlist of calming tunes.

4.  Eat Balanced, Healthy Meals

Eating foods that will support your energy and concentrate during study sessions, both before and during, may be beneficial. Eat nothing that will make you feel exhausted and lethargic. Health experts list almonds, chocolate, and berries and citrus fruits among the greatest foods for studying! Determine which foods are most beneficial to you and maintain a regular, healthful eating schedule.

5.  Study in Intervals

Consider making a study schedule where you have to concentrate for 25 minutes at a time. Take a two to three minute pause to go for a stroll or grab a food in between each session. Make sure to return to your study and concentrate on your next study period after taking your brief break. You can take a longer pause of twenty to thirty minutes after four intervals.

6.  Take a Break at the End of the Day

After a long day, give yourself 30 minutes to relax and refocus. You may use this time to tidy your living area, go over your list of things to do the following day, do deep breathing exercises, or meditate. In this manner, your living area will be tidy, your educational schedule will be completed, and you will have a clear mind.

7.  Get a Good Nightโ€™s Sleep

Insufficient sleep can lead to low energy, difficulty concentrating, and excessive caffeine use.

Making a sleep regimen is one technique to make sure you receive a decent night's sleep. Avoid sleeping in and set a regular time for yourself to go to bed and wake up. The likelihood of being more productive increases with the earlier you begin your day. Prior to going to bed, try not to spend at least one hour using your computer, tablet, phone, or television. This might facilitate a more relaxed and swiftly falling asleep.

How to Make a Rented Space Feel Like Home

If youโ€™re not yet in a place in life to buy your own home, your customization options will be limited. Fortunately, with a bit of creativity, you can turn any space into your own. Bauer Property Management invites you to keep reading for inspiration.

The Space Race

Chances are, if youโ€™re in an apartment, you donโ€™t have as much space as you need. Look for ways to decorate that free up floor space without sacrificing access to the things you need the most. A storage ottoman for your blankets is one great idea. Many can even pull double duty as a coffee table, meaning you get even more for your money.

Another idea is to invest in furniture that gets the job done without having a huge footprint. If you have a small eat-in kitchen, you might consider a retro dinette set. To free up storage space, you can also hang pots and pans โ€“ these practical ideas from Family Handyman can even help you turn your cookware into part of your kitchen decor.

Portable Personalization

When you move, youโ€™ll have to take down your faux wallpaper and other temporary measures that youโ€™ve put into place to personalize your rented space. But, there are other things you can add to your apartment that will go with you no matter where you may roam. To make your current and future living situation truly yours, invest in things that keep your world near and dear to your heart. Team bar stools and tables, canvas pictures of your hometown, and even personalized blankets will all give you a cozy, comfy feeling, and you wonโ€™t have to leave them behind when you move.

The Last Mile For Style

Still, looking for other ways to upgrade your rented space without your landlord holding onto your deposit? Try these tips from Architectural Digest:

โ—       Hang bamboo blinds

โ—       Swap out the hardware in the kitchen

โ—       Add plants

โ—       Get a new showerhead

โ—       Change out the switch plates

โ—       Cover ugly walls with fabric

โ—       Use a twin bed in a small room

โ—       Add accent rugs

Make it stand out

Dated Abated

When youโ€™re living in a home or apartment that hasnโ€™t been updated since the 70s, 80s, or 90s, space isnโ€™t your only problem. To revitalize an era-style home, you will have to start by changing the way it looks on the surface. You can use granite contact paper on kitchen countertops and cabinets. When you want to change the walls but arenโ€™t allowed to paint there are plenty of peel and stick wallpaper options that can help you update no matter your style. Peel and stick tiles are another great idea, and these can often be used on both walls and floors in the bath and kitchen.

Home Office Woes

If you work from home full or part-time, your home office matters. Living in a small space, youโ€™re likely to have plenty of distractions that you want to eliminate. These might include clutter on the walls, sound coming from neighbors, or having to look at โ€œhomeโ€ things, like laundry and piled up dishes, while you work. Each one of these can reduce your ability to effective time management, so look for ways that you can design your office to reduce disruptions. A partition, soundproof barrier, or even window film to keep your eyes from wandering to the great outdoors while you work will all go a long way.

Another tip for those of you with an outdoor space that doesnโ€™t feel as private as possible: hang outdoor curtains.

You donโ€™t have to own your house or apartment like one available from Bauer Property Management to make it feel like home. But, you canโ€™t change the fundamental layout of a rented space. When you have to rent for just a bit longer, but you also want style and personalization, creativity is the key. You deserve a space to match your own personality, and the tips above can help you get there without losing your deposit.

4 Factors to Consider When Searching for an Accessible Home

pexels-photo-4064551.jpeg

If youโ€™ve been searching for an accessible home for more than 10 minutes, you probably know that thereโ€™s more to it than pulling up a website and seeing the home of your dreams. Itโ€™s generally more challenging to find a place that meets your needs when you have a disability. However, itโ€™s a little easier than it used to be, especially if you know what you need and come at it with the right approach. Below, weโ€™ll discuss four factors to keep in mind that can help you find an accessible home that serves you well.

1. First-Time Buyer Tasks

Regardless of your disability, if you are a first-time homebuyer, itโ€™s important to keep a few things in mind.  Before diving too deep into your home search, be sure to check your credit score, hire a qualified real estate agent, and estimate the amount you can realistically spend on your new home.

When estimating what you can afford, you want to leave room in your budget for potential home modifications as well as other lifestyle needs and comforts. Also, look into getting preapproved for a mortgage, and make sure all of the paperwork that your lender might need is organized and accessible.

While youโ€™re at it, research financial assistance programs. The Balance notes you may qualify for a variety of programs that can aid in the purchase of a new home and/or home modifications.

2. Structure

The chances of finding a home that meets all of your needs right off the bat are slim. Most likely, you will need to make modifications to the home you purchase. The key is to find a home that will require the fewest number of major modifications possible. For example, if you use a wheelchair, you might begin your home search for single-story homes with a zero-step (or relatively flat) entry.

Bob Vila points out that with any home you are considering, you want to ensure it has stable structural components, such as the roof, foundation, walls, and ceilings. Also, keep in mind that you will need wider doorways and hallways if using a wheelchair. So, if you can find a home that meets those specifications, itโ€™s a win, though you can make modifications if necessary.

3. Modifications

There are many home modifications that can be made to make your home safer, more accessible, and more comfortable. The improvements necessary will depend on your specific needs, as well as the home itself. Here are some of the most common home modifications made by people with disabilities:

  • Widening doorways and hallways

  • Creating a zero-step entry or installing a wheelchair ramp

  • Lowering countertop and vanity heights

  • Installing a walk-in shower/bathtub and grab bars

  • Improving lighting throughout the home

  • Replacing high-pile carpet with low-pile carpet, hardwood, laminate, or tile floors

4. Maintenance

Finally, itโ€™s important to consider maintenance when you're looking for the right accessible home. If you have limited mobility, it might be challenging or impractical to perform certain upkeep tasks with your home. Thatโ€™s why it could serve you well to opt for a smaller home and/or a smaller yard. Of course, you can always budget for hiring a property management company like BPM to keep your property in great shape year-round.

It may not be easy to find an accessible home, but that doesnโ€™t mean that itโ€™s impossible. If you know what you need and use the right websites, you should be able to find a home that meetsโ€”or can be made to meetโ€”all of your needs. Be sure to take all the necessary steps if you are a first-time homebuyer, and consider structure, potential modifications, and potential maintenance of any home you are considering.

5 rental friendly decor and space saving techniques

Washi tape peels right off the wall when itโ€™s time to move out, and the possibilities are endless. Itโ€™s a great way to get creative without any damage to the walls.

Using cube shelves in your room is a great way to store extra things that you donโ€™t want to leave on the floor or stuff in a closet.

One of the best ways to save space in your living room is by putting a skinny table along the wall behind your couch. The middle of the room will be open, and youโ€™ll still have space for decorations, lamps, drinks, etc.

Set paintings, pictures, or mirrors on a dresser or side table instead of hanging them. This gives the effect of a decorated wall, without the damage.
